Plans and Designs for 345 Valle Vista Dr.

THANKS for working with me!  It's nice to have a fellow / local P.E. to develop this property with, and not rely on only General Contractors in Avery Co. !

 

I'll keep this hidden page just for us to communicate on the design and building on these lots.  I'll add pictures and ideas as I get them, so see below for now..............

Layout of the House

We have decided on the DoBro IV model home from the Moss Creek builders.  https://mosscreek.net/

Because views of Grandfather Mountain will be so prominent, the back deck needs to be spectacular.

Scenic Drive-Through Road & Rental Property

You know we'd love the Drive-Thru Road we spoke about, so entering or exiting our new home can be via Valle Vista Dr. OR our scenic route!

 

Eventually too, we'll pursue a rental unit on our other Lot #39, after our primary home is built.

Septic Permit

We have the septic permit for all 3 lots, 34-36-38, I renewed it for the 5 years they grant.

This is good through 5-5-2028.

Building Permit

I have also started the building permit for Avery County.  More on this as we develop the whole house plan.

Address Request

Researching the surrounding neighbors' addresses, we will eventually request 345 Valle Vista Drive.  I know a structure needs to be started on the property before that request, but just wanted to be ahead of this.

Variance

I have spoken with Allison Kidd in Avery County, and because this Right-Of-Way dead ends at lot 38 we should be able to get a variance from the usual setbacks.  The reason for this RoW was to grant access to a home on lot 38, but because we'll build on all three lots there is only need for access to lot 34.

We believe the 10 ft utility easement can be vacated, allowing the house to be placed closer to the road.

Lot 39 Access Road

Dan, here are some videos I made of the road area we want to access from the top lots all the way through and out our lower lot.  These are the same areas you and I just walked on 7-20-23.

 

This first video is my plan for the access road, to allow full drive-thru from Lots 34-36-38 down and thru Lot 39 to White Oak Lane and out to Horse Bottom Rd.   It's about 180 ft total length.

These next 3 videos are actual walking views of the whole area, showing where I have ribbons and strings to guide your work.

Here is the plat map, combined with the actual stake in the ground, at the intersecting corner of Lot 39 with Lot 38.  The orange circle is the iron stake with pink and blue ribbons.
